What a Plansrow BIM Model Actually Contains

A Plansrow model is a parametric, data-rich Revit model built from field-verified point cloud data — not a model traced over 2D backgrounds or built from tape measurements. Every element carries the property data your downstream workflow depends on:

Architectural —walls, floors and ceilings carrying material and assembly data.
Structural —member sizing, framing layout and connection geometry.
MEP —equipment metadata, pipe and duct sizing, and serial numbers where specified.
Site —verified levels, grid lines and control referenced to your project datum.

That difference decides whether a model survives coordination, or gets rebuilt by whichever trade inherits it.

LOD 100
Conceptual
Conceptual massing representing overall form, scale, and spatial intent only. Suitable for early planning, feasibility studies, and high-level design decisions.
LOD 200
Approximate Geometry
Model elements are represented with approximate size, shape, and location to support design development, preliminary coordination, and early analysis.
LOD 300
Accurate Geometry
Model elements are accurately represented in size, shape, orientation, and location. Suitable for interdisciplinary coordination, clash detection, and construction documentation.
LOD 350
Coordination Detail (Often Optional)
Model elements include system interfaces, connections, and clearances to support advanced interdisciplinary coordination and resolve spatial conflicts between trades.
LOD 350-400
Fabrication Detail
Model elements are developed with fabrication-level detail, including assemblies and installation intent, suitable for shop drawings, fabrication planning, and construction workflows when required by the project.

Record Model
Model elements represent verified as-built conditions reflecting what has been installed in the field. Geometry and information are suitable for facility management, operations, and long-term asset reference.

Questions we get from VDC and BIM managers

What Level of Development does Plansrow model to?

LOD 100 through LOD 400 fabrication-level detail, plus LOD 500 record models. The level is agreed in writing per discipline before modeling starts, not decided partway through.

What is the difference between LOD 350 and LOD 400?

LOD 350 adds the interfaces, connections and clearances between systems that interdisciplinary coordination needs. LOD 400 goes further, adding assembly and fabrication detail sufficient for shop drawings and installation.

Is LOD 450 a real Level of Development?

Not in the BIMForum Level of Development Specification, which defines 100, 200, 300, 350, 400 and 500. Some owners and agency BIM execution standards define an intermediate LOD 450 of their own. We model to those owner-specific standards when a project specifies them — we just will not pretend it is an industry level when it is not.

How accurate is a scan-to-BIM model?

Field capture is millimeter-accurate at the point cloud level. Every model is reviewed back against that source point cloud before release, so the geometry is verified against captured conditions rather than assumed from drawings.

Do you do the scanning yourselves?

Yes. Field capture is performed by our own crews using Leica and Matterport equipment. We do not subcontract scanning, which is why we can stand behind the accuracy of what the model was built from.

Can you work to our Revit template and BEP?

Yes. Templates, naming, classification and file structure follow your BIM execution plan. Where you do not have one, we structure deliverables to ISO 19650 so the model hands off cleanly to whoever inherits it.

MEP is where existing-conditions work usually falls apart — and where a model earns its cost back. Our MEP as-builts capture:

Pipe and conduit —verified runs with routing, sizing and elevation.
