How the Scan to BIM process works

Capture the building (if we scan)

If Plansrow is doing the scanning:

  • We perform 3D laser scanning of the building
  • We capture all relevant spaces: interiors, exteriors, roofs, and key site context
  • Data is checked on site so nothing important is missed

If you already have a point cloud, we validate it before modeling.

Step 4

QA and delivery

We run internal checks and then deliver:

  • Revit model file
  • Optional linked point cloud
  • Basic sheets and views so your team can get to work immediately

Do I have to use Revit

Most of our architectural clients use Revit, but we can also export to IFC or provide models that your BIM platform can ingest. If you’re in Archicad, we can discuss a matching workflow.

Can you start from an existing Revit model we already have

Yes. If you already have a model, we can scan the building, compare it to reality, and update or correct the existing model so it matches the field.

Do you include furniture and loose equipment

Not by default. We normally focus on fixed architectural elements. If you need casework, built ins, or specific equipment families modeled, we can include that in the scope.

Can you also help with construction documents and permit sets

Yes. Many firms hire us not only for existing condition models but also for drafting support, CDs, and permit ready plan sets. We handle the heavy production work so your team can focus on design and client work.

How accurate is the model

We model directly from high quality point clouds and work to agreed tolerances appropriate for building renovation projects. We’ll define expectations up front so your team knows what to rely on.

Do you work outside of California

Yes. We work on projects across multiple states. With operational hubs in different regions, we can mobilize and be on site within two business days once the project is awarded.
