Scan to BIM Services for MEP Engineers

See every duct, pipe and cable run before you design the next system

Mechanical rooms, ceiling spaces and plant areas are some of the most congested parts of a building. When you do not see the real conditions, new systems clash, clearances disappear and field installers are left to improvise.

Plansrow turns 3D laser scan data into MEP ready BIM models so your team can understand existing systems, route new work with confidence and coordinate before anyone shows up on site.

When MEP teams use Scan to BIM

Suitcase

No reliable as built MEP information

Old drawings do not match the field or only show design intent. You need a model that reflects what was actually installed.

Chart Line

Congested ceiling and shaft spaces

You are routing new ducts, pipes or cable trays through tight ceiling spaces, shafts and risers where there is no room for guesswork.

Credit Card

Complex plant rooms

Mechanical rooms, chiller plants, pump rooms and boiler rooms are crowded with equipment, pipe racks and supports. Pictures and sketches are not enough.

Chart Pie

Critical services and downtime risk

Hospitals, labs, industrial plants and treatment facilities cannot risk long shutdowns while you figure things out in the field.

Heavy coordination and prefabrication

You want to coordinate in a model and, where possible, support prefabrication instead of relying on field fit up.

What you get  MEP ready model

We create a clean model that shows the systems and clearances you need to design safely and coordinate effectively..

For process pipe and ASME B31.3 work, you will have a separate focused page that goes deeper on that topic.

We can align with your existing view templates, systems naming and color conventions where desired.

Level of Development for MEP

MEP work often benefits from higher detail in specific zones rather than everywhere. We tune the level of detail to your risk and budget.

LOD 300
  • Mains, risers and primary branches modeled at actual size and location
  • Major equipment in correct positions
  • Enough detail to plan routes, check clearances and coordinate with other trades
LOD 350
  • Tighter fitting detail for ducts and pipes in congested spaces
  • More fittings and connections in mechanical rooms and ceiling zones
  • Better support for clash detection and coordinated shop drawings
LOD 400
  • Specific rooms or racks where fabrication level detail is required
  • Support for detailed coordination for prefabrication and tight tolerance work

Typical MEP projects we support

Scan to BIM is just the starting point. Many architecture clients keep working with Plansrow after the existing condition model is complete because we also support their production workload.

How MEP Scan to BIM works with Plansrow

Step 2

Capture the MEP spaces

If Plansrow is doing the scanning:

  • We focus on mechanical rooms, ceiling spaces, shafts and plant areas
  • We capture from multiple angles to see behind and around equipment
  • We check scan coverage on site so critical areas are not missed

We check scan coverage on site so critical areas are not missed.

Step 4

Quality review and delivery

We check:

  • System continuity and connections in the model
  • Alignment with the cloud in plan, section and 3D snapshots
  • Clearances and head heights in agreed zones

Then we deliver:

  • Revit MEP model file
  • Optional combined model and linked point clouds
  • Coordination views you can use immediately with other trades

Step 1

Define systems and priorities

You tell us:

  • Which systems matter most for your scope
  • Which rooms, floors or areas are critical
  • What level of detail you need in different zones
  • Which Revit version and standards you use

We provide a clear scope, fee and schedule so your team knows exactly what to expect.

Step 3

Build the MEP model

Our team models directly inside Revit from the point cloud and panoramic imagery.

  • Ducts, pipes and trays are traced from measured positions
  • Equipment is placed to match field location and orientation
  • Alignment with architectural and structural context is maintained

FAQs

Find answers to commonly asked questions about our 3D laser scanning services.

Can you separate MEP models from architectural and structural content

Yes. We can deliver a dedicated MEP model, worksets within a combined model, or both, depending on how your office prefers to work.

Do you model every pipe and conduit

Not by default. We focus on mains, significant branches and the systems that actually impact your design and coordination. If you need more comprehensive modeling in certain zones, we define that clearly in the scope.

Can you support process piping standards such as ASME B31.3

Yes. For projects that require process piping and water flow systems to ASME B31.3 we offer a dedicated process piping Scan to BIM service page and scope that goes deeper on those requirements.

Can you work from our existing scan data

Yes, as long as the point cloud has enough resolution and coverage to read the systems clearly. We review a sample before we commit to scope and pricing.

Which software do you support

Most of our MEP clients use Revit. We can also provide exports and views that support Navisworks and other coordination tools.

DOES PLANSROW ISO 19650 aligned information management

Yes, We understand that good BIM is not just about 3D models – it’s about how information is organized and shared.
